Everything is included, there are no electricity or other charges, except a small surcharge for under occupancy of bedrooms ( for example a couple wanting a room each). The house is in a great location for visiting the Highlands, with easy access in all directions. The west coast, for Skye and the west coast scenery, Aviemore and the Cairngorms and the vast beaches of the Moray Coast can all be reached in a little over one hour. Closer to hand are The Culloden Battlefield and The Black Isle with its small coastal villages such as Fortrose, Rosemarkie and Cromarty. Fortrose is well known for dolphin spotting. Fort William is 60 miles, Isle of Skye 75 miles, Fort Augustus 20 miles.
The guest bedrooms are on both floors, the front double (queen size) bedroom is on the ground floor and has an en suite shower room with toilet and basin, a radiator and an electric fan heater. The rear twin bedroom on the ground floor has an en suite bathroom with a whirlpool bath, toilet, basin and a radiator. The third twin bedroom is on the first floor with a shower room just over the landing, one metre away, with toilet, basin, electric fan heater and radiator. All the beds are either new this year, or one or two years old.
The utility room off the kitchen has a toilet off it, a washing machine, cupboard space, racks for shoes or suitcases, ironing board and iron. The kitchen has a double oven, self-igniting hob (cooker top), a dishwasher, large fridge-freezer, toasters, microwave oven, ample cupboard space and all pots, pans, cutlery and crockery.
There are two sitting rooms, the one downstairs has two leather sofas, a TV and DVD player, a desk and chair and a wood stove. The large sitting room upstairs has a leather sofa and chairs, a 'smart' TV and a balcony. Towels are supplied, central heating and electricity is included.
Please note that we do not accept bookings for parties with young children - Adults and over 12's only and sorry but no pets. Because we have a farm and large horses we make no exceptions about bookings for children. Safe, not sorry! There are several risks for young children running about.

The house is set in 22 acres. Most of our land is used for horses. We are unable to offer horse riding for guests. You can watch Cath practising dressage occasionally We can advise on outdoor activities such as golf, kayaking horse riding etc.

We have much wildlife here, many badgers – a neighbour who feeds and photographs them had nine badgers visit one night - and foxes, hares, pine martens, red kites, buzzards, woodpeckers, sparrow hawks and many other birds are seen occasionally.
The house is very quiet, being down a long drive off a quiet country lane, all you can hear at night are the owls. There are six other well spaced houses in the hamlet and the owner's house is nearby.
The nearest sizeable village is Beauly, which has several places to eat, a post office, a hardware shop, Campbells Tweed Shop pharmacy, two small supermarkets, Indian & Chinese takeaways and two cafes and on Thursday evenings in summer there's a pipe band and Highland dancing in the village square. The 'Old School' has a nice gift shop.. The Priory Hotel in the square serves two course lunches and good evening meals.
The City of Inverness has good facilities, a large theatre and cinema complex, large leisure centre with swimming pools and a gymnasium. There's a 'Vue' cinema complex and many supermarkets & shops, plus the Caledonian Canal which leads to Loch Ness has a marina and an impressive 'stair' of locks. Boat trips with Jacobite Cruises are available on Loch Ness to Urquhart Castle, their base is just 10 miles away.
There are two large forests close to the house and the local roads make pleasant walking or cycling with little traffic. Mountain bikers and walkers have many forests to choose from, as well as the Caledonian Canal towpath and the Great Glen Way; our lane is on the Great Glen Cycle Route. There are many activities in the area apart from sightseeing - walking groups, archaeology groups, skiing in season at Aviemore, fishing, ceilidhs & music – the annual Tartan Heart Music Festival is held 3 miles away (just out of earshot) and there are several castles and NT properties such as Brodie Castle, Urquhart Castle on Loch Ness and Dunrobin Castle in Sutherland is just over an hour away. A local company provides kayaking for beginners and the experienced and Segway rides

It's possible to visit the Orkney Islands in one day if an early start is made as a bus meets the ferry, which leaves from near John O'Groats, and tours the best archaeological sites and returns in time to catch the last ferry of the day back to the mainland. The archaeology there is amazing. check online for Orkney archaeology
The spectacular Glen Affric is 35 minutes west by car.
We now have 4G mobile (cell) phone reception and there's broadband in the house providing up to 30Mbps. Being very rural it is not possible to get faster internet!
The house is large but not shared, guests have full use.We provide comprehensive driving directions by email, usually sent about a week before your arrival or on booking
Driving Directions: we supply driving directions from the south via Perth, but if you require directions for a different route (you may be having a 2 or 3 centre holiday, for example) or are flying in to Inverness airport (flights from London and Manchester), please tell us where you are travelling from so we can make your journey easier, if possible.
LOCATION: Please refer to the map in our section of the website, which shows the correct location of the house. Home Away have given our address as Ardendrain on the opening page.
